Before we discuss your property, it's important you understand how we operate, what we can and cannot do, and your rights throughout this process.

1. We Are Not Real Estate Agents or Brokers

Lead Property Buyers is not a licensed real estate brokerage. We do not represent you as your agent. We do not owe you fiduciary duties. We do not provide agency services.

When we evaluate or purchase your property, we act as principals — meaning we are the actual buyer, not an intermediary. In other scenarios, we may act as finders, connecting your property with third-party buyers.

If you want representation, you should hire a licensed real estate agent before engaging with us.

2. As-Is, Off-Market Property Transactions

Our business model is built around as-is, off-market transactions. This means:

  • We do not require you to list your property publicly on the MLS
  • We do not require you to make repairs, stage, or improve your property
  • We evaluate properties in their current condition
  • Pricing reflects as-is condition and off-market nature

This approach prioritizes speed, certainty, and convenience over maximum market price.

3. No Guarantees of Price, Timeline, or Outcome

We cannot and do not guarantee:

  • That we will make an offer on your property
  • A specific purchase price or price range
  • A specific closing timeline
  • That we can solve every property situation

Every property is unique. We evaluate each submission individually based on condition, location, market factors, and our current acquisition criteria.

Submitting your property does not create any obligation on our part to purchase or present an offer.

4. Your Rights & Responsibilities

You have the right to:

  • Seek independent legal and financial advice at any time
  • Decline any offer or proposal we present
  • List your property with a licensed agent instead
  • Withdraw from discussions at any time, for any reason
  • Request clarification on anything you don't understand

You are responsible for:

  • Providing accurate information about your property
  • Disclosing all known material defects or issues
  • Understanding that we are not your agent or advisor
  • Reviewing all documents with your own counsel before signing

5. How We Operate

When you submit your property:

  1. We review your submission — this is not automatic approval
  2. We may request additional information or schedule a property walk-through
  3. If the property fits our criteria, we may present an offer
  4. You have the right to accept, reject, or negotiate any offer
  5. If accepted, we proceed to closing with standard title and escrow processes

Review timelines vary. Most submissions receive initial feedback within 24-72 hours.

6. When We Act as Finders or Intermediaries

In some cases, we may introduce your property to third-party buyers rather than purchasing it ourselves. When acting as a finder:

  • We will clearly disclose this arrangement
  • We may receive a fee from the buyer (not from you)
  • You maintain full control over whether to accept any offer
  • You are still encouraged to seek independent legal counsel

We will always disclose our role before you sign any agreement.
